Columbus Ohio, OSU 5 bedroom rental at retail, but with seller financing

So I have this LEAD in Columbus Ohio, not DEAL.  Seller is asking for $190k, which is probably at the lower end of retail, it is blocks from OSU, a 5 bedroom rental and currently drastically under rented.  I think he is getting $1400 but should be closer to $2250/month considering it's proximity to campus.

He wants 50% down and the remainder paid off in 5 years, no balloon.

Would anybody be interested in this?  This is not a deal for me, but for someone who only invests in campus rentals this may be a good buy.  To put half money down and have the tenants pay off the remainder to own the thing free and clear in 5 years?
