@Michael Quarles - I just now listened to the podcast.  I really like your 4 questions.  Could you elaborate more on numbers 3 and 4?  If I understood you correctly, it seems that you are trying to get that information from the seller somewhat indirectly without asking those direct questions.  I could imagine maybe asking something like:

- So, what have you been doing so far to try to sell your house?

- How's that been working out for you?

And, then if their answers indicate a lack of offers or a motivation to get it sold quickly, maybe start with these questions?

- Ok, it looks like things haven't been working out for you so far on getting this sold, what have you been thinking about trying next?

- What are you looking to get out of it?
