There are many experienced investors who would like to have another pair of eyes on MLS. Some do have access and some do not. Try going to a local meetup and networking. Explain what you are looking for and the value that you are looking to bring. It is probably better to work with someone you can interact with face to face when mentoring. At least you can sit down together, go out and see properties together, etc, etc. It is helpful to gain knowledge over the phone and computer, but I think there is more value when you are able to actually be in the same place at the same time.
