Good areas in and around Houston for single family rental investments

I'm new to residential real estate investments. Any recommendations on which area in and around Houston I should start looking for residential properties and basic criteria for a "good" investment as well as traps not to fall into?

Thanks.

I'm not too familiar with Houston but as an agent and Property Manager who has had to "save" a lot of investors from bad buys, I highly suggest reaching out to a local property manager for suggestions. Preferably someone who invests themselves.

Generally speaking, get very clear on your buy box and your goals. Are you after equity, cash flow, or a little bit of both? Do you have reserves for a more affordable property that may need deferred maintenance? Or do you need something more turn key? Check for dates on things like the water heater, HVAC, roof age, etc. so you know what you're getting into and when you can expect to replace these things. There are a lot of things to consider but I would start there!
