Searching for Small multi family
Hello BiggerPockets community! I’m currently on the hunt for my next real estate deal and have narrowed my focus to Columbus, Ohio. I’m working with an agent but am looking for assistance in sourcing potential deals, both on and off-market. My primary interest is in small multifamily properties (1-4 units) priced under $300,000. Any help or suggestions would be greatly appreciated!

Hi Nick, you can find tons of small multifamily here in Columbus Ohio for under $300k. I just recently closed on a deal with my client that is in one of the desirable school districts here in Columbus Ohio! Purchase price was $245k, rehab was $35k, and ARV is $330-350k. It instantly has $50-70k worth of built in equity right away! Additionally, it pretty much the 1% rule as a LTR and would absolutely kill it as a MTR/STR! You can find tons of great deals on-market and off-market here! I will be honest and let you know that your agent should be sending you personalized deal flow and providing numbers on why they think it's a great deal. If they're making you do all the legwork and find all the deals, it doesn't really make sense to work with them! Lastly, your investor agent should have access to off-market, pocket listings, fsbo, and many more deals that you can't find on-market! Happy to connect and answer any questions you have! :)
