any interest in miami florida hotel development site very small but very profitable
I do land entitlement for a living. I got 58 rooms on .1 acres in columbus ohio and there's a similar site in miami florida in homestead. we are gauging interest. the lot is very cheap less than 80k. very similar site to what we found in columbus. we could put 15-20 rooms or more on this site and park on site the new overlays allow you to go much taller. residential development in miami dade county is very difficult this is one of the smallest and most difficult sites but we are very comfortable. there's a large land equity gain when we do this more than a few hundred thousand. on our last one we made $800,000 on a lot size like this that we use as equity. this site is in homestead which has a development moratorium on residential development so hotels with kitchens is a permitted use and also increases the valuation substantially. we are looking for someone to gauge interest on this site and see if an individual investor with a balance sheet would like to partner with us. we will perform entitlements at cost and take a minority interest in the site but I'd love to demonstrate our track record and the site we did this on in columbus ohio. I attached a layout which demonstrates the height and style in columbus ohio where I'm from. we look for sits where you can make at least 5x-10x returns on the land. the typical hotel that institutions want is 120 which would require a floor plate of 55000 sq ft approx this example was 25000 sq ft floorplate on 7 stories.
