Pre probate leads, Can anyone help?

Can anyone help? We are currently wholesaling pre foreclosure deals, but sometime pre-foreclosure leads are not that many, that's why we want to go after pre probate properties as well, we are looking for somebody or a company who provides really good pre probate leads, we came across ProbateFox.com run by Ernie Vargas, has anyone used this company before? If so how was the results? It's just we used a company in the past they were saying they are sending people to the county and getting leads from there but it wasn't the case. Much appreciated

I've heard of ProbateFox and know it's been around for a while, but I haven't personally used them. Feedback I've seen from others in wholesaling has been mixed. Some say their leads are solid, while others feel they're just scraping public records you could access yourself with some effort. But I guess that's the point, reducing the amount of effort you have to put in while freeing up time for more productive tasks. 

One thing that might be useful would be to look into using virtual assistants to scrub the data for you. You can hire effective VA's at low costs fairly quickly.
