There are a lot of low income neighborhoods where it's just to risky to rent your properties to cash paying tenants. In certain areas, you'll be chasing down rent and doing eviction after eviction if your tenants don't have Section 8. With that said, if you are buying a property that already has cash paying tenants living there, what should you do with them? Should you evict them and replace them with more stable Section 8 renters? Should you let the cash paying tenants stay there? What should a landlord do when they are buying a house with existing cash paying tenants in a Section 8 neighborhood?
