Looking for lending partner for auction property in DuPage, Will, and Kane County

Hi all!

I’m an investor focused on buying and renovating foreclosed properties. My fiancée is an architect who collaborates with general contractors and structural engineers, bringing valuable insights. I specialize in property and deal analysis, with a keen eye on optimizing cash-on-cash returns.

We are particularly interested in investing in DuPage, Will, and Kane counties, primarily targeting courthouse auctions. I'd love to meet any private lenders that serve the Illinois area. For details, I can provide one-page summaries for the properties we're considering, which will include details on property condition, ARV, rehab budgets, comparable sales, projected profits, and timelines.

 Hi Syed, 

We lend on properties bought at auctions! I have a borrower that buys that way quite often and we can lend:

  • Up to 90% of purchase funded
  • 100% of rehab funded
  • 0 origination/lender points, 1 after that
  • close in 7-10 days
  • between 8.50% to 11% rate
