How do I find wholesalers
Hello BP, I am a new investor I have been looking for a BRRRR and or flip for the last 3 months. I have submitted about 20 offers all on MLS properties. My question today is how am I able to find wholesalers in my area? I have made a couple posts to the DELREIA facebook but I am not getting any people reaching out. I mention that I am a cash buyer. What can I do to make connections with wholesalers and increase my off market deal flow? Thank you.
@Jack Hamm attend any local REIA's that you can find, ask around, they are there. Also, look for local real estate FB groups and sign up for them. Every once in a while one of them will post a classified for something they have under contract. All you have to do is DM them and start the conversation.
@Jack Hamm - There are many ways you could try to find wholesalers in your area. Some of them that come to mind for me are:
- Post in craigslist that you're looking for bird dogs for real estate.
- Ask other investors that are part of your local REIA.
- Keep an eye out for "We Buy Houses" signs in the area and call them.
- Reach out to New Western (large wholesaler) in the Philadelphia Market and see if they operate in Delaware.
- If you have any relationship/contacts with contractors in your area, let them know you're looking for wholesalers and/or homes to buy.

Hi Jack, Greg mentioned to look for someone that's with New Western. I'm an agent for New Western in the Phoenix Market. That being said, I can get you connected with an agent in the market you're in if it's not this one!
There are so many scammers that post that they are cash buyer looking for deals. I would recommend going to the meet ups and actually meeting people. Let them know you are a real person and have real resources.

Good ideas mentioned above with local Reia and Facebook groups. Also, I have had success finding wholesalers on sites like Inverstorlift. Usually once you interact with a wholesaler once, they will add you to their ongoing deal list. One thing to be mindful of is that they usually want you to make a decision and close quickly. Generally no time for a certified inspector or to line up financing. Thats being said, be ready when you make deal with a wholesaler to act fast and be able to close. Otherwise, they start ignoring / discounting you as a buyer.

Join Local REI Meetups: Attend local real estate investor meetups or networking events (like those hosted by your REIA). In-person connections often lead to relationships with active wholesalers. I recommend finding local meetups to attend. https://www.biggerpockets.com/forums/521 I have found all of my best connections at local meetups.
Facebook Groups: Besides DELREIA, join other local real estate Facebook groups. Regularly engage in discussions to build visibility and credibility.
Build Relationships with Real Estate Agents: Many agents work with or know wholesalers. Let them know you’re a serious cash buyer for off-market deals.
