Hello BP, I am a new investor I have been looking for a BRRRR and or flip for the last 3 months. I have submitted about 20 offers all on MLS properties. My question today is how am I able to find wholesalers in my area? I have made a couple posts to the DELREIA facebook but I am not getting any people reaching out. I mention that I am a cash buyer. What can I do to make connections with wholesalers and increase my off market deal flow? Thank you.

I have contacted a couple of wholesalers but I am unexperienced in the process of buying through a wholesaler.

Hello BP, I have been looking for 6 weeks now as a cash buyer to do my first BRRRR deal. Over this time we have submitted 3 cash offers on homes. Over the last 2 weeks there hasn't been a property that has numbers even close to good enough to BRRRR or Flip. Is this normal to not see a single potential property in 2 weeks? We are looking mostly on the MLS for Ranch homes in need of moderate renovation in the central PA area. How do you guys find your BRRRR and Flip deals? Thank you!

Hello BP, I have been looking at a bunch of properties lately as I am actively looking to BRRRR. I want to feel more confident in my numbers and wanted to check with everyone and ask what strategies and software you use for calculating ARV based off of comps.

Good Morning BP,

I am starting my investing journey I have partnered with someone for mentorship and he is also my lender so I am a Cash Buyer. I am in a really good spot right now, but would love to know how others have found properties for low enough prices. I put a post on the Classifieds looking for wholesalers in my area as 99.9% of properties on the MLS are priced to high and the ones that are affordable have intense competition. How would you recommend I connect with wholesalers in my area to find off market properties? Thank you.

Hello BP, I have been learning about real estate for the past year now and have recently found someone who is going to work with me in buying my first property (this also includes being a private lender). This first investment would be a BRRRR property, currently I attend Millersville University and would love to invest in a property within a 45 min drive from the campus. I have looked on the MLS for a long time now and haven't been able to find any deals I would love to make some connections with wholesalers in the Lancaster and surrounding areas. Hello BP, I am currently looking at markets that I may want to work and live in once I graduate college but I find that in every market that I look into there is only 1 or 2 duplexes in the area. I would consider renting by the room but since I have a girlfriend and we plan on living together right out of school I think that is out of the question. What can I do to find more small multifamily properties or will more properties become available as rates drop and more people are looking to sell their properties? Thank you.

Hello BP, I am currently a sophomore in college and would love to be more involved in real estate so I can begin to invest once I am out of school starting with a househack. My question is do you think it would be beneficial for me to get a job at a real estate office potentially just doing grunt work. My hope would be that I could get some industry experience. I have no plans on becoming an agent in the future though. The knowledge gained would only be used on the investor side of the real estate market. Is this the best use of my time or should I just continue to read my books and ask questions in the forums?
