Gap Funding Needed!

Looking for gap funding on call, to cover earnest money deposits in deals that I intend to assign at, above, or slightly below true market value, to ensure closings.

My cash deals are designed to close within a month, ideally 17 days from PSA execution date. There may be instances, like in dealing with REO's, pre-foreclosures, or the adamant seller that gap funding will be required.... ideally the earnest money wiil be $1K for a limited time.

I am looking to do hundreds of these deals nationwide and willing to start a partnership.

I have preapproval up to $600K in place for deals. And also can get preapproval up to $3M, the latter just want too much in fees for my current model.

My deals are either assignments or double closings. Basic paper flipping

I do have a cash buyers list in the markets I am interested in, however, I didn't know to get paid required different elements.

I have them covered in the markets I am making offers except for the errant earnest money deposit..... I have 4 currently.

What terms will anyone offer?
