Looking for advice or potential partners for JV deals on Subdivisions in Maine

Hey Bigger Pockets community. I have recently been blessed with some opportunities from my wholesaling business I have started. I have 2 separate Property owners where im located in Maine both looking to do joint venture deals where they provide the land and I get the project lined up and funded. A key note is that I am a framer for new construction and also have all the subcontractors. My constraints are that I am only 24 and do not have any previous lending history nearly to this capacity, as well as having limited knowledge on how to structure these deals with subdivisions. Im wondering if there's anyone who can help advise me on this process or the initial steps I should take.
