@James Wise What Indianapolis scams? Sellers not letting people in to take pictures and video?

I do it all the time. Sellers really have no problem with it as long as you are not posting all the videos or pictures over social media. As a matter of fact, I let the sellers know what I am doing and all the information I gather is strictly for the client who sent me there and no one else's. I also let them know that if they find any pictures or videos that I have done to immediately contact the client so that I can have find and have it removed. This goes for on market and off market properties.

I am an agent in Indianapolis.  If the seller wants an accepted offer on a house before bothering the tenants, I have my investor write the offer contingent on viewing the interior of the property within 48 hours and earnest money is not remitted until after viewing and approval from the buyer.  That way the seller knows my investor is serious, but no money exchanges hands until the property is completely viewed.  If it is a disaster, the investor never turns in the earnest money and we do a mutual release on the contract.

@James Wise, so I am not sure which side you are arguing for.  I thought that your complaint was that sellers were not letting buyers in to do a tour and buyers were not able to do due diligence.  I was telling you how I get offers accepted for my buyers and still protect them to do their due diligence.  I have closed 60 transactions just this year for my investors using this method, and am able to get them out of the contract if needed -- not sure how that shows lack of "seriousness".  As a listing agent, I also use the same method and have closed several on that side this year as well.  There are plenty of ways to do business in this industry.  Happy to help anyone interested in the Indianapolis area.

Then I responded to this remark and now you do not care for the way or the tone I did it. if your going to make accusations like this then do not expect a nice response.

If you are going to call out scams here in Indy and make comparisons to it as being as bad as Oceanpoint. Then back it up with more than a little 23 second video. If you don't want back it up then just don't post this nonsense.

And if you want to paint me out as to losing my mind feel free to do so. You will find that I could care a less what you think of me but make accusations about Indianapolis without backing it up with facts then yes I will get angry about it. It's because I care about this city and this market. I like to call it passion you on the other hand think it's losing my mind. You should try to get to know someone before saying things. As I stated earlier I am a grumpy old real estate investor. I learned that from Bob Bowling.
