Cold Caller for Commercial Real Estate (RV Parks/Multifamily)

Over the last year I have been transitioning my single family business to a commercial real estate acquisitions company. I have invested significant time and resources into building what I think of as a commercial real estate acquisitions machine, comprised of 3 main parts: Data, Outreach, and Relationship Building.

Data: Our process for building our lists is very strong, having spent months getting this right, we are able to quickly enter new markets or asset classes and build lists of properties with accurate owner contact information, even for properties held in LLC's.

Outreach: I currently have cold calling outsourced and that is why I am posting here, more on that below.

Relationship Building: I cover the relationship building side of the business as the owner/acquisitions manager. The cold callers submit leads to CRM with basic information, I conduct discovery call, collect financials, and submit a video LOI where my underwriting is explained to the potential seller. I try to get them from discovery call to LOI in one week or less.

As I built this system, I separated it into these 3 main parts in my head so I can assess it at any given time and see where my focus needs to be put to get us to the next level. 

We just closed on a small multifamily deal in Texas last week and have an RV Park under contract with 3-5 LOIs going out a week.

I see now that we are able to convert leads to contracts but I find that having overseas VAs cold calling can only get us up to a certain size property. I think it will be difficult for them to get through the gatekeepers found on larger assets. My preference is to do fewer, larger deals so I think right now we would benefit from a US based or at least someone who grew up in the United States doing our initial outreach.
