@Caleb Genry would you mind sharing the REPS tracking sheet with me?

Learning how to find great deals is one of the most valuable skills for anyone starting out in commercial real estate. Knowing how to source, evaluate, and negotiate off-market properties gives you the foundation to build your own portfolio or scale into larger projects.

Hi my name is Darragh and over the past year, I’ve transitioned from single-family to commercial real estate acquisitions, building a “deal machine” that focuses on three core areas: Data, Outreach, and Relationship Building.

Data: We've developed a rock-solid system to build accurate, targeted property lists, even for LLC-held properties, that allows us to rapidly enter new markets and asset classes with verified owner contact info.

Outreach: Right now, we have our cold calling outsourced to VAs, but I’m looking to bring someone on who is ready to take on initial outreach, especially to break through the gatekeepers on larger assets.

Relationship Building: I personally manage the relationship side of the business. Our cold callers submit leads into our CRM, I conduct discovery calls, gather financials, and submit an LOI with a personalized video that walks sellers through our valuation.

This system has already led to some incredible deals. We just closed on a multifamily in Texas, have an RV park under contract, and are sending out 3-5 LOIs per week.

We know how to get deals under contract, but I’ve seen that having US-based outreach would help us secure bigger properties by better navigating gatekeepers.

Now, here’s where you come in: If you’re new to commercial real estate but hungry to learn, there’s no better way to build experience than by mastering how to find deals. This is a commission-based role—ideal for someone who wants to get paid to learn the process hands-on. You’ll gain skills and insight into our sourcing and evaluation techniques that could set you up to find your own deals down the line.If you’re ready to jump in, learn, and get compensated as we close deals, this opportunity might be for you.

Post: Cold Caller for Commercial Real Estate (RV Parks/Multifamily)

Over the last year I have been transitioning my single family business to a commercial real estate acquisitions company. I have invested significant time and resources into building what I think of as a commercial real estate acquisitions machine, comprised of 3 main parts: Data, Outreach, and Relationship Building.

Data: Our process for building our lists is very strong, having spent months getting this right, we are able to quickly enter new markets or asset classes and build lists of properties with accurate owner contact information, even for properties held in LLC's.

Outreach: I currently have cold calling outsourced and that is why I am posting here, more on that below.

Relationship Building: I cover the relationship building side of the business as the owner/acquisitions manager. The cold callers submit leads to CRM with basic information, I conduct discovery call, collect financials, and submit a video LOI where my underwriting is explained to the potential seller. I try to get them from discovery call to LOI in one week or less.

As I built this system, I separated it into these 3 main parts in my head so I can assess it at any given time and see where my focus needs to be put to get us to the next level.

We just closed on a small multifamily deal in Texas last week and have an RV Park under contract with 3-5 LOIs going out a week.

I see now that we are able to convert leads to contracts but I find that having overseas VAs cold calling can only get us up to a certain size property. I think it will be difficult for them to get through the gatekeepers found on larger assets. My preference is to do fewer, larger deals so I think right now we would benefit from a US based or at least someone who grew up in the United States doing our initial outreach.

I am looking for someone who is interested in commercial real estate investing who can cold call these owners using our ready to go system, submit interested leads to our CRM, and we’ll handle the rest.

You get paid when we close the deal. This is commission-only, ideal for someone eager to break into commercial real estate investing. You can be anywhere in the world and get paid to learn how we source incredible deals on commercial real estate by building a consistent pipeline of direct to seller leads and showing the seller's how we are evaluating the property given current interest rates.

Please send me a message if interested or with questions.
