San Diego to LA - Any deals cash flowing?

Looking for a first time investment, SD to LA - even with rents as high as they are, does not seem like they are high enough to cover a mortgage at current rates in SFH or 2-4 in the $1M and under range. Seeing any so-cal areas with cashflow?
