@Chris Martin Happy to connect you with my contact at Velur to learn more but they identify parcels adjacent to existing solar development (or residential, warehousing... different zoning options for diversification) and do the analysis on value, easements, zoning viability for development etc...they take their cut up front in the sale then when you get an offer for purchase down the road they help review the offer as well. I haven't pulled the trigger yet - still looking at different paths.

@Matthew Morrow Thanks for the reply. I'll be purchasing via a company who does the vetting up front and charges a flat fee upon purchase. Then they help analyze the purchase deal when it arrives from the solar companies. Happy to give you a referral if you're interested in talking to them. I'm also interested in how you are going about this on the East Coast. 

Looking for a first time investment, SD to LA - even with rents as high as they are, does not seem like they are high enough to cover a mortgage at current rates in SFH or 2-4 in the $1M and under range. Seeing any so-cal areas with cashflow?

Anyone investing in Boise starting 2024 and seeing cashflow, or did I miss the window? 

Looking for thoughts/experiences on buy and hold (5-10 years) land banking starting 2024 in the path of solar development - Kern County, CA.
