Here are 5 Reasons why investing in a property with a sub-1.00x DSCR might actually make sense!

What is DSCR? It stands for "Debt Service Coverage Ratio" and is a comparison between the Rent(Revenue) you earn from a property divided by the expenses (Debt Service, Taxes, Ins. etc.).

A 1.00x DSCR means you are breaking even

A 1.25x DSCR means you make $25 in profit per $100 in revenue

A 0.75x DSCR means you lose $25 per $100 in revenue

Important to Note - Lenders that lend "DSCR" loans for residential investment properties will use the following formula: DSCR = Rent / PITIA

(PITIA = principal, interest, taxes, insurance, HOA dues)
