Looking to Invest in Real Estate & LOSE Money ❓🤯🤪<1.00x DSCR "No Ratio" DSCR Loans!
Looking to Invest in Real Estate and LOSE money every month with Negative Cash Flow? - This Video May Be For You!
Here are 5 Reasons why investing in a property with a sub-1.00x DSCR might actually make sense!
What is DSCR? It stands for "Debt Service Coverage Ratio" and is a comparison between the Rent(Revenue) you earn from a property divided by the expenses (Debt Service, Taxes, Ins. etc.).
A 1.00x DSCR means you are breaking even
A 1.25x DSCR means you make $25 in profit per $100 in revenue
A 0.75x DSCR means you lose $25 per $100 in revenue
Important to Note - Lenders that lend "DSCR" loans for residential investment properties will use the following formula: DSCR = Rent / PITIA
(PITIA = principal, interest, taxes, insurance, HOA dues)
Watch the complete video or jump to specific scenarios where the numbers might actually work for real estate investment when you start with a DSCR less than 1.00x!
