Private accredited investors needed for several high end spec building projects

Looking to build in the Rio Verde AZ area. We're working with landowners to hold a land contract until the sale of the property. 2+ acre properties and 3500+ sq ft. We will need architectual, construction and carrying costs covered. We can form an LLC for multiple investors. Looking at a 12% ROI.

pretty tall order to only pay an intereset rate. to pull this off I suspect your going to have to give the investor some upside.. otherwise way to much risk for just 12% return is my thought.
