Hi Everyone- Kemi again! I am looking for an equity partner on a potential deal - see more details below. Let me know if you are interested - I believe this has great potential!

  • East Bay (San Francisco Bay Area / Northern California)
  • Probate listing; loan is paid off - potential for seller financing through rehab
  • Going in offer: $407,500
  • Rehab / financing estimate: $175,000 - 200,000 (includes down payment, monthly payments up to 6 months, rehab budget)
  • ARV: $669,000+ (based on recent comp sales; median home value in zip $768,524)
  • Favorable equity partner split (can be passive partner; negotiable)

Figures above based on preliminary rehab estimations and duration of rehab (aiming to hold for no more than 6 months, less depending on confirmed rehab).
