Hi Everyone- Kemi again! I am looking for an equity partner on a potential deal - see more details below. Let me know if you are interested - I believe this has great potential!

  • Rehab / financing estimate: $175,000 - 200,000 (includes down payment, monthly payments up to 6 months, rehab budget)
  • ARV: $669,000+ (based on recent comp sales; median home value in zip $768,524)
  • Favorable equity partner split (can be passive partner; negotiable)

Figures above based on preliminary rehab estimations and duration of rehab (aiming to hold for no more than 6 months, less depending on confirmed rehab).

Good Morning Everyone! Taking the time to introduce myself to the Bigger Pockets community: My name is Kemi - I am a Bay Area based emerging real estate investor via my company 90Juls. We started ideation and due diligence last year for a 10-15 unit multifamily acquisition: building strong relationships with architects, engineers, fellow developers, and the likes across the land use space.

FOR PHASE 1: as we research the right large multifamily opportunity, we are looking into conducting some single family rehabs in the short term.
