How to find a Mentor in the Milwaukee area

Hello, im 30 years old living in the Milwaukee area and looking to get into flipping houses. I would like to find a mentor to help teach me the process. I have a basic understanding  of how the process works, but would like to find someone willing to show me how to find/analyze deals and how to manage the rehabs. Im willing to split profits or compensate accordingly for your time.

Brew City REI Training Cafe offers ala carte training by independent local investors with a proven track record of success in the areas they are coaching--requirements are 20+ SUCCESSFUL deals in the area that they are coaching. Coaching rates are hourly.

Milwaukee REIA is an actual program where I heard from previous students that you are required to pay fees including splitting a certain amount of deals which I've heard is 10.

Obviously Brew City REI Training Cafe seems much cheaper as opposed to the REIA one but I would say you need to be a self-starter, meaning put in some work yourself.

No one really reinvents the wheel in real estate and most of the basic information you can find online but once you learn that information, the next phase is putting it in to action and that's where consulting with people who are actively participating in the local real estate investment market is beneficial.
