Searching for a good leasing agent (LTR) in Austin

I'm looking for a good, proven, responsive leasing agent for my property in Austin. I need the typical LTR checklist done: post MLS ad, vet applications, background check, income verification, generating lease, tracking deposits, etc.

I do *not* need property management - looking for the placement of a long term tenant only. I would like to pay the usual 60% of 1 month's rent as fee (negotiable)
