Rooming house - refi help needed in SC

I bought a 9 bed 3 bath boarding house in SC and rehabbed . rented to a single tenant for 2700$ a month but this tenant is renting this to other people like rent by room. But as a home owner I have a single lease at 2700$ for this property. I am looking to do DSCR refi now but i have a hard time with appraisers saying it doesnt look like a SFR and wont do dscr. I need a work around for this problem. looking for lenders to refi this property at Spartanburg SC.
