Looking to JV on small infill residential development

I am a licensed architect and starting out on small scale / infill development. My background is residential / townhomes and bigger apartment complex. I'm looking to connect with those who has the same interest in development and would do JV or partnership. I will contribute my own cash for part of the deal, and provide sweat equity (feasibility, design, entitlement and permit). I am hoping to connect with different experts to compliment our knowledge. So I'm looking to JV with GCs for your construction management skills, and brokers that could handle both front end (find deals or handle purchase agreement) and backend (sales).

I am based in Seattle, WA but could open to other states.
