I am a licensed architect and starting out on small scale / infill development. My background is residential / townhomes and bigger apartment complex. I'm looking to connect with those who has the same interest in development and would do JV or partnership. I will contribute my own cash for part of the deal, and provide sweat equity (feasibility, design, entitlement and permit). I am hoping to connect with different experts to compliment our knowledge. So I'm looking to JV with GCs for your construction management skills, and brokers that could handle both front end (find deals or handle purchase agreement) and backend (sales).

I am based in Seattle, WA but could open to other states.

I'm looking for my first investment property in Chicago markets. I'm interested in higher-than-average income neighborhood, even better with upside possibility (gentrifying). I'm mostly looking at urban, smaller size (6-10 units) that are in good neighborhoods. I see a lot of those in Chicago neighborhoods around downtown and NW of downtown.

Any brokers from these areas that I can pick your brains? My questions are:

  1. What is the trending CAP rates on these market these days? I would prefer positive leverage (6-8%)
  2. Potential for appreciation? My understanding is that Chicago is more cashflow play
  3. Rental market / local economy prediction?
  4. Any upcoming property tax or regulation that I should be aware of?

Are there other Midwest markets that could fit into these criteria? Thank you so much in advance.

I understand the buying all cash to get discount then refinance after. But has anybody here done this that is willing to share some numbers? I would like to know some numbers i.e 1. The property (sfh or commercial, specs, location) 2. Listed price 3. Accepted offer 4. How many offer do you think the owner has received. Thank you.

Just wonder what is the processto get fro SFH to multi housing, did you ask for a rezone? Or is it still in SFH but just be re-platted? How long is the process? Thanks

Is cash out refi same as home equity loan? home equity loan from a credit union whose rate is not bad. Also give you 80% LTV. Doesn't count in your credit utilization like LOC would.

Thanks so much! I agree buying all cash in the 1st place is ideal. Paying 2 interest is not bad because i realize the 2nd one is used to buy another property anyway (also all cash). I have asked around and the best equity loan i found is from my local CU which give 80% LTV at a fairly low interest.
