UW Milwaukee Rental Housing
All,
Good day. First, I apologize - I've been offline from BP for 4 years or so...a lot seems to have changed with format/content. Not sure if I'm "allowed" to make this post in this forum - so please redirect me if necessary.
Bottom Line: My daughter is a freshman at UWM and we are seeking housing for Fall 2024 term. I am looking for a trustworthy landlord to connect with for her to possibly rent OR any property you may have to sell. I'm an experienced SFR and Small MF investor and also licensed contractor. I'd be happy to take over a project or buy a wholesale. I recognize my "ignorance" to the MKE market so all advice is appreciated.

Congratulations to your daughter! I don't have a lead for you, but I can tell you why I have never invested in student houses despite the spectacular cash flow. I have seen and sold quite a few and once an old 1920 house has been comissioned as a student rental, there is not comming back. Kids are really abrasive on the overall condition, the plater walls, the original woodwork.. Granted some take better care than others, but you know what I mean when you see a duplex that has been rented for 10 years. Generations of TV mounts, thumb tacks and party accidents At some point you have to gut rehab the whole thing and that's a massive expense.
I would dislike the idea of renting and rather buy something, because I think it's a great real life learning opportunity for your daughter, but I would stay far enough away from UWM to be able to use it as a conventional rental property. Look up Milwaukee duplxes on YouTube for more info on best types to rent, condition and issues.
