Looking for reliable and insured contractors!

I need some solid contractors for single family home flips. Recently just put in an offer on a property. Unfortunately, I got outbid, but I had 3 contractors walk the place and quote with the scope of work needed. The bids came in all over the place and only one guy was able to present me with proof of insurance and license.

Help deeply appreciated!

Quote from @Edward P.:

From the view of the contractor.  I walked a property with a potential client who flat out said he would pull out of the deal if construction costs were to high. That was the second and last free estimate I gave him. Estimates take time and effort. If time is money, why isn't the contractor's time seen as valuable?

As far a licenses the DBPR has an online portal to check. If they advertise as licensed they are required to provide the license number. Like mine CRC1333860.

As I licensed builder  and roofer in Florida, I completely agree. A quality estimate takes time to prepare. I charge for my estimate and credit the cost back to the client if they choose me.
