Getting my name on the title of my parents' house

Hi BP Fam! 

My father wants to put my name on the title of his house. The house is located in Los Angeles, CA (90066 area). We want to do this so that I can refinance for them and help them pay down the house. It will also allow me to use the equity on this house to invest in another. Is there a way to do this? Would really appreciate any input or feedback from someone (particularly from the Los Angeles area) who has experience with this.
