one of my houses were burglarized

One of my rentals was burglarized last week. I already paid a $1000 to replace the window and front door. I will also have to fix the bedroom door. I already gave the tenant permission to install security and motion lights at his own expense. The tenant wants me to install the motion light at my expense ($300).I am hesitant to pay for the motion light because I'm already in the red for this property this year an I am not required to. This is a business and the goal of any business is to make a profit.
Here are my questions:

  1. 1.What are the consequences if we don’t proceed with paying for motion lights? For example, if he gets burglarized again can he sue me for not taking “preventive “ measures?
  2. 2. Is he more likely to break his lease or not renew the lease if I dont pay for motion lights?

pay for it. I would do it right away. it is such a small amount to pay to provide extra security for your own property and your current/future renters. Plus you need it for insurance purposes anyway in case there is another break-in.
