Owner financing/Commercial property

Hello,we purchased a mobile home park 10 yrs ago. The seller has since married,but our contract states unmarried man. He has since died,but his wife didn't set up a trust until 2 yrs after his death,and didn't go through probate. After his death,we made the check payable to his new wife. What should we do to protect ourselves ? Is she required to go through probate? Thank you
