Are states without any property tax better to start investing? What are some cons and pros and if it’s overall better then why don’t everyone just invest in them?

you mean income tax?   all states have property tax no getting out of that one.  and its something that one wants to look at closely.. as some states for non owner occ buyers tax's can be sky high..
