FYI Everyone. DJ Thielen contacted me on LinkedIn and asked me to give him a 5 Star Recommendation in exchange for him giving me one.  Note: I've never done business with him nor has he with me.  He's just trying to grow his recommendations and reviews.  I didn't oblige as I've never done business with him so nothing to base a review on.

I'm an investor in the Southern Tier of NY State.  I'm also studying for my NY real estate sales license.  I'm located just outside of an OZ, and have bought a property that my husband and I are developing into an architectural salvage/restoration business in a public private partnership with Corning Community College and University of Buffalo.

I'm in the southern tier of NY.  I've had several wholesalers ask me to find a buyer for their properties.  Is it legal for me as a third party to charge a fee for finding a buyer if it's put under contract? Also would my fee come out of the closing?

I’m in western NY and there are a lot of houses built in 1900 or late 1800’s. Some have had some level of rehab in 60’s or 70’s. I’m thinking any additional rehab/restoration would still be at $60/sqft? Oh, and some historical as well. Any contractors familiar with this level of rehab Please Reply 

1) Get a new realtor

2)or, Find out who the point of contact is for the bank get in touch with the homeowner (unless house is currently vacant) try to work with them.  See what they're willing to sell it to you for, as it's better than keeping it on the books.

what about a prefab sustainable house. There’s a company Dvelve, whose models look modern and quality built. 

If the market needs entry level but quality, this would be appealing.

with all the companies coming in to Tucson, as investors, we need to consider people moving from all over the US and they will not want a 1950's home that hasn't been updated to 2019 standards. Why offer high prices on a house that doesn't deserve it and the ARV doesn't support it? Even younger buyers want energy efficiency, open floor plans and a true master suite.

I live in the East side of Tucson and since moving here in June of 18, notice that investors buy these houses at a price that doesn’t allow enough $ for a proper rehab. An average 1960’s property requires at least $65k in rehab to undo functional obsolescence. Most property is bought at auction. In Tex these properties sell for approximately $60K while here selling for 100-150k. 

Has anyone replied confirming if Rehabvaluator is equal to or better than the BP version? Also, is it available out in the field if you create your own hotspot?
