Does anyone know where I can find a checklist of what is deductible when being a buy and hold investor? I m looking for any guidance that is out there to start getting documents, reciepts and invoices inline.

    You don't need a checklist. Checklists make you look at an item and trying to remember - did I spend money on this? And what about something deductible that happened to not be mentioned on the list?

    Reverse your approach. Go thru your bank/credit card statements and mark those expenses that were directly related to your RE business. Then, if you're not sure if a particular expense is actually deductible or where - ask.
