Rental application/agreement without RE license

Good evening everyone,

My question is whether or not there are any legal issues with taking an online PDF application and contract agreement without having a NJ real estate license. 

The application and contract agreement I found online are the same NJ realtors use. It has an associations title on it with the copyright year as well.. this is not legal to use, correct?

If this is not legal to use, are any of these templates that we find online?
