@Bjorn Ahlblad Thank you for your response. Nj requires it to be in an interest bearing account or money market fund. Just wanted to hear from those landlords who prefer not to use faithful banks

Hey guys, Just curious as to where homeowners are keeping tenants security deposits. From my understanding, it needs to be in an interest bearing account. Are there any alternatives to keeping it in a bank?

I was able to download a rental application form from ezlandlordforms.

This should be legal to use, correct? It has the copyright symbol and date at the bottom of the page.

Good evening everyone,

My question is whether or not there are any legal issues with taking an online PDF application and contract agreement without having a NJ real estate license. 

The application and contract agreement I found online are the same NJ realtors use. It has an associations title on it with the copyright year as well.. this is not legal to use, correct?

If this is not legal to use, are any of these templates that we find online?

Hey everyone, Looking if any investors from New Jersey have any experience with starting their own self storage on vacant land. I would build up more units as I go, just heard of some issues with zoning due to the highlands act and the restrictions against zoning in our fabulous state.

Thanks for the replies.

It's not an intersection, just a typical street and no houses have any barrier. Some houses around here, not this particular street, have rocks for this purpose or just have trees situated in the right spot. 

It's the first time being rented out, so I haven't had any feedback from previous tenants regarding it.

I'm not looking to stop traffic in anyway. Just seeing if a physical barrier separating the house from the street is required. 


I plan on putting a few very large rocks that would stop vehicles from entering the property, while maintaining a natural look.

Hey everyone, I am renting out a SFH in a suburban area. The house is situated about 40 ft from the main road. It’s a double lane road and is usually only busy when people are going to and from work. They have a big backyard to play in, but it still worries me. Is it a law in New Jersey to have a barrier from vehicles?

@Chris Mason We don’t own the house yet, it’s not a refi. He was just saying that because it’s being used as an investment they require 60 day seasoning. They actually ran the file through underwriting yesterday and it turned out that they only required 30 days which is just enough time before our closing date thankfully.
