Converting a SF into a Duplex

Has anyone gone through the paperwork/legal process of converting a Single Family Home into a Duplex?

I understand that the process vary depending on the location of the property but I would like to know if any of you has gone through that experience and wants to share.

The reason I ask this question is because I have found what it seems to be a great deal in Miami. It is a property that has been converted into a duplex but it was never legalized.

I am considering buying this property with the intention of pulling the permits and convert it into a legal duplex so that I can refi later.

Any shared experiences would be greatly appreciated!
