Costs of transferring a property from personal name to LLC?

Does this sound about right?

--$100 to $200 -- county transfer tax

--$300 to reissue or write a new title policy in the LLC's name, since the old policy will be voided by the new quit claim or warranty deed.

--??? attorney fees to "structure" the transaction so that it will not trigger the due on sale clause on the property's mortgage. (My atty told me I needed to do it this way--I emailed him about the cost to do this but he hasn't gotten back to me).

...best to do at acquisition or at refinance, since the costs are "built in" to the deal anyway. Are you doing the transfer W/O a refinance or acquisition? I've done it (years ago) and the attorney had $0 in transfer tax since it was a zero sum transfer (show corporate resolution for capital contribution at basis) that showed no benefit to contributing member.
