Moving an Access Easement
Hi BP,
I purchase a property at a tax auction in Texas this week. There is a "dirt road" traversing the property which is used by an adjacent property owner which is otherwise landlocked. I would like to move the road to follow the fenceline instead of it going right through the middle of the property.
My intent is to make the land more developable, not to deny access. There are no recorded access easements in the public records for this property.
If access is maintained does anyone see any potential hiccups moving the road? Yes I am separately consulting an attorney, just getting additional perspective. Thanks!

Might want to see what kind of redemption period you have before going through those lengths.
I'd get an abstract of title to verify there REALLY are no recorded easements. If not, have an informal conversation with the landlocked neighbor. If agreeable, survey and mark out the easement, record the easement.
