Hi, I am looking to purchase rental properties in the Cincinnati area, but I am having a very hard time to find a Property Manager out there. Does anyone have any recommendations? I am in need of a Property Manager, General Contractor and available properties ideally under $200k. Thanks!!

Another thing that will save you from this mental frenzy of wondering if you're operating ethically or not is to go ahead & do a double close. Then you are actually selling a property that YOU OWN. You can use Hard money, Private Money, or even transactional funding to get it done.

Whatever you do, don't listen to negativity!! Alot of people hate on investors simply because they feel you are taking money out of their pockets.. As if there's a shortage of some sort. Its more than enough for all of us out here & you don't have to lie or be dishonest to make good money.

Pretty much everything Michael said is exactly how I’d do wholesaling.  I would get an attorney to help me with the contracts and make sure everything is clear as day on paper and be as upfront with clients as possible so they understand what I am doing. I’ve already spoken with multiple title companies and they do these transactions all the time. So I don’t see how this could be illegal.

@Charlie MacPherson @Mary Mitchell we have a number of wholesalers here in the sacramento area. One of the ladies I know has been doing it for over 15 years. From what I’ve been told it sounds like it’s all in the way the assignment contract is written that keeps you out of trouble. I was going to talk with an attorney and see if they could draft me a contract as well to keep me out of trouble. My goal is to get a home under contract, but if not then I can go ahead and take the listing since I am licensed.

Good evening everyone, I spoke with my broker this week about getting into wholesaling. While she wasn’t 100% for it, she didn’t say I can’t do it. Her issue is that she thinks I will be taking on a lot of risk. I personally don’t feel like there is much risk that I would be exposed to as a wholesaler. What risks are there when wholesaling? What are things I should watch out for?

@Andrew Syrios great read! Once I find the area I’m interested in, I will be flying out there to check out the neighborhoods/area to get an idea of the community. It’s definitely a big risk so I’m trying to take my time and research it first.

@Tom Ott I am looking to probably just do fix and flip. I would love to utilize the BRRRR method, but I have not had any luck getting approved for a loan by the banks here in CA since I'm new in Real estate (6 months in). I don't have enough time on the job yet.

@Laura Alamery thank you Laura! I am currently looking into different areas that are worthy of investing in. Hopefully once I find a place of interest I can start gathering up the rest of the team to complete the job.
