What if the owner had the property in an LLC w/assumable loan and owner carry. Have the owner keep some shares as part of the carry back. Could the IRA buy some shares of the LLC and other (my)partners buy shares with none IRA money without recourse.

I know there is some rule about the IRA can't buy into a property that I would own more than 50% share in.

Don't really have one yet. Just wondering if I am wasting my time. Or what kind of deal I should be looking for. I know there are assumable loans and some owner carry out there. Also some 13 cap available. But the combo of all three would be very hard to find. I thought if the cap rate were high enough I may be able to still swing it.

Otherwise I need to find a partner which I probably should do anyway. But don't really know how to go about doing it.

I have been told I can buy a 20 unit multifamily. I have 20K in a self directed Roth IRA with checkbook privileges and about 5K cash.

Is this possible or am I dreaming?
