1. Is there a way to automate rent collection?

2. What is the best way to handle accounting? (Ex. Quick Books, Excel, etc.)

I use eRentPayment.com. It was easy to set up from the owners side and the tenant said it's easy on their end as well. I eat the cost of $3.00 per payment but you can set it up to charge the tenant or each of you pay 1/2. 

I use excel for accounting but I only have two rentals. Hope this helps.
