I just acquired a property in GA. The tenants are both on month to month leases. I sent a letter letting them know that rents would be increasing the following month (30 days notice). One tenant responded with a letter back saying that the required notice in the state of GA is 60 days. Can anyone (preferably a lawyer) tell me if he is correct?

I am an Investor located in Jacksonville FL who is looking for a hard money lender. I would like to hear from the BP community about success stories using hard money. I.E.   how did you use hard money? What were the terms? What were the specifics of the deal? Etc.

Thank each of you for your replies. This is a deep topic with a lot of variables. Let me narrow my question, and add a few follow on's:

1. Can my existing Roth IRA be converted to a self directed IRA?

2. If so what is the process?

3. Can the income generated by a cash flowing property inside the SDIRA be taken out without severe penalty?
