Buying a duplex from a IRA

Just for the info :

what are the disadvantage and advantage by purchasing a duplex from an IRA

I got a deal that was owned by EQUITY TRUST CO CUSTODIAN FBO xxxxxx IRA
from the reviews it seems that they are not doing well for their customers having said that I am not thinking to be one of their clients but I have an opportunity to buy from them throw a broker
