Depreciation questions. How do you handle it?

What are some of your depreciation strategies? I am trying to determine the best strategies to increase my depreciation and lessen the time table. Typically one would do a cost segregation for each building. My consultant is telling me that the IRS will want me to hire a professional to do so and it will cost a lot of money to do so. I think that this is a great starting point for discussions on here. I look forward to reading what everyone has done.
