Tax for selling a property

Hello guys,

I recently got a loan from a private lender. As an engineer I have experience on buying a lot and building residential homes on it without issues. However as far as selling a have a couple questions.

1. When i sell the house I include the Texas tax of 8.25% on the final price?

2. If a financial institution is direclty paying me his client loan for my home usually how long does it take to get the money?
