Deal on Craigslist

I found a sell by owner deal on Craigslist and I'm attempting to perform my due diligence.  No realtors are involved and I want a contract that gives me an option period to evaluate the deal.  Does anybody have advice on how to proceed?  I need a contract, but normally my realtor or wholesaler provides the contract to sign.  Thanks in advance!
