My realtor (fellow investor and in Texas City) recommended Shinco Appliance. I plan on checking them out this week as I'm wrapping up my project.

I have a friend that wants to buy a house from me in Dallas, TX. ARV of $200k-$250k is desired. Any help with finding a deal to fit this parameter is greatly appreciated.

Xavier Jefferson I'm new as well. Being open and honest on BP has served me well. As for the mentor, I haven't found any on BP, but have established in about six weeks time a group of people who are willing to advise me. Now I make it easy for them, I go to their weekly meet ups and ask questions. So go to REIA meetings, find a realtor and ask them if they know investor friendly realtors if they aren't (my realtor turned out to be an investor as well). As it turns out, some of the folks I've been talking to are eager to partner up because many of them are approaching retirement age. They seem willing to invest time in me. Hope this helps.

My opinion, stay away from that away, and makes sense that there is a high foreclosure rate. The potential positive I see is there are potential Trinity Rover revitalization projects that have been proposed throughout the years. Maybe gentrification will happen, but that's pure speculation in my part.

Connect with the REIA as suggested. I've been a landlord for a few years, but recently started flipping. Wholesaling is a good idea, if you decide to flip, I suggest looking for a partnership. Given you are new to your career, if your in oil and gas, focus on doing well with that job first and save money. I worked in the oil and gas industry and I'm willing to help where I can. Jeremy

BP, I'm working on my first flip, and fittingly I'm about to fire my first contractor. An immediate lesson learned is I didn't establish a contract with a change order mechanism. I want this in place for my next contractor. Is there a sample contract I can download and ask my lawyer to review? Thanks!

BP, I'm working my first flip and it's been an adventure! I've learned a lot and now I need to consider firing my contractor. What documentation do I need to fire my contractor? How do I prevent him or subcontractors from placing a lien? Thanks!
You have to be able to show a broker (or wholesaler or equivalent or whoever) how you will fund the deal. If you just want advice, take the broker out for coffee/lunch and discuss the market or process as suggested earlier. If you are indeed looking for a deal, demonstrate how you will fund, when you are able to fund and what you will do after funding. Plan your work, then work your plan. Good luck.
