Looks like you have a mustang to your name......I'm sure you could sell that, buy a cheap truck, use the money to rehab your first house and use some of the profits to buy another mustang.

You know what might be a better option.

Just buy the coroplast signs, take a small paddle drill bit and drill 2 or 4 small 1/4 holes in the sign, near the middle. Then go to Lowes or Home Depot and buy large zip ties. This will allow you to zip tie the signs to your local municipal poles or traffic signs :)

If you look around, very few poles are still wood and stapling usually isn't very effective on metal. Tie straps will hold up longer.

This isn't 100% accurate.

I work with investors from the Caribbean that are getting financed here in the states.

I also use OvernightPrints.com. They are very very affordable and give you a web-based program that is easy to use to design. You never have to talk to a rep about your design, etc.

I don't know, it's kind of a toss up for me when it comes to pictures online. In my experience, unless you have a house that takes very good pictures/video (high ceilings, stainless steel appliances) you might actually be limiting the amount of people interested in seeing it by posting a video.

Seems to me that most pictures I see of houses on CL or video tours on Youtube really aren't that flattering. Not sure I like the idea of making that the first impression people have of my property.

What I've done a lot recently is created a simple Yahoo website for a house that I'm selling using a very easy to remember website.

For instance my current one is:
www.733house.com

I put this on the sign and ad it to whatever I'm doing on CL, leaflets, bandits, whatever.

This allows someone to go to the site, get as much info as I put up.

I do not, however, put pictures on the site. My reasoning is the same above. I actually want people to read about the house and have them wonder what it looks like. This will hopefully peak their interest enough to have them give me a call and ask to see it. Surprisingly most people do not ask me for pictures off the site. They will email or call to see the house. Those that do ask to see pictures I simply say, I don't have any, and then they say, "well, when can we come look".

The only reason I bring this up is because I use to include pictures on my websites before and my 'conversion' rate of visitors to showings was A LOT worse. If I had the same amount of visitors to the site in a matter of days, I would have far far less people calling or emailing to see the house. Granted, that could have been based on price/location/size etc., but from what I gathered, with a lot of visual information (that may not be the nicest pics/video) people maybe make to rushed of a first impression.

So, unless I were to hire a professional photographer to shoot the house, I would probably hold off on presenting too much of it online.

Obviously if you have 20 houses or a house 40 miles from where you live, that might change things a little. In that case, pictures pictures pictures, if you like them THEN I will head over.

I use to think a lot about the wording of my signs. Then I came to the realization that it mattered very little.

I mean, look at the variations of working you are asking about in this post. Out of the four you just posted, none are really that much different than the others are they?

Anyone reading any one of those signs is going to get the same message. Either they are in the market for a rent-to-own house, or they aren't. Including $$$ or a vanity 800 number probably won't change that.

I think the biggest thing affecting your return rate is probably your placement.

If you really wanted to try something a little different than get a little more specific with your signs. I've noticed that people don't like calling signs that look like they were put up by investors. They do, however, like calling on signs that look like they are put up by 'someone who just needs to rent their house'.

For instance, when I hold an open house for a property I'm selling and I use the coroplast signs and hand write one them, I get some pretty good results. One time I ran out of blank signs and had to cover them with posterboard paper and tape them and write on those and it looked horrible. For some reason though, I got twice as much people that day. I've done it that way ever since. I think people view that as someone that isn't making enough money on RE to buy fancy signs and maybe not someone who does this all the time.

If you really want calls for rent to own, I would hand write on your sign.

"House For Rent - Possible Rent to Own 555-5555"

That way people think it's an actual house, not some program you are selling them. And 'possible' makes them think, "huh, do I have what it takes to rent-to-own this house? looks like not everyone will be able to."

It is for a credit card, not a LOC.

And yes, it does seem like a scam. I'm just wondering if anyone has heard of it.

This guy sent me an email and said he as a friend that works for AMEX. Evidently, they offer credit cards with limits from $100k to $500k if you come up with cash. I think $8k for $100k and $25k for $500k limit.

I'm not going to do this, just wondering how it works. He said the guy overrides your application and gets you the card.

I don't see why AMEX wouldn't be catching on that this guy's office is approving dozens of $500k cards.
